Depending on the number of units in your deal, there is a minimum set of documents required for our experts to review your deal. Although some of these documents are optional, the more information you can provide us, the better our analysis will ultimately be. Without the required documents being completed, we will be unable to do an analysis. Please include as much information as you have.

Matches all the income and expense items that are on the Underwriting Template. It always includes your lending terms and the projected returns that your investors are looking for, and it sometimes it will include estimated market operating expenses.
Outlines all the Capital Expenses on a per unit basis. If the seller has recently done Cap-Ex repairs, they will be noted in the Offer Memorandum.
A summary of why you think this is a good deal. Please note the Value Plays.
A brochure produced by the listing Commercial Real Estate Broker. It is used to introduce prospective buyers to available real estate opportunities and includes several property specific sections. Real estate offer memorandums typically include a disclaimer, table of contents, executive summary, property photos, renderings, amenities, property construction materials, rent comps, market overviews, value plays, cash flow analysis & projections as well as other property specific details that are dependent upon investment and property type.
Income and expense financial projections that calculate where the Brokers think that the property will be in 1-5 years. These are the value plays.
An itemized list of current residents by unit and the amount of rent paid by each resident from the most recent full months. Be sure to include:
A measurement of a property's financial performance over the last 3 months (income and expenses).
A measurement of a property's financial performance over the last 12 months (income and expenses).
A financial spreadsheet used to determine your strike price and your initial offering price on your Letter-of-Intent.
The Underwriting Template is one of the more critical documents in this process as it tells us all the important numbers. Because of this, it's important that this spreadsheet is filled out correctly and as completely as possible.
